The AX Building in Downham Market presented Day & Co Developments with an opportunity to breathe new life into a disused commercial space. The challenge lay in transforming the existing structure into high-quality residential accommodation that would not only meet modern living standards and regulations but also deliver lasting value to the local area through thoughtful design and robust construction.

Our team at Day & Co Developments envisioned a comprehensive conversion and new build project, focusing on quality and attention to detail. Our approach involved:
- Comprehensive Internal Conversion: We undertook extensive internal works to create eight self-contained residential units within the existing building. This included the installation of new partitions to define individual apartments, ensuring effective acoustic separation between units for enhanced resident comfort. Crucially, we implemented significant upgrades to fireproofing throughout the building to meet the latest safety regulations.
- New Build Detached Cottage: In addition to the conversion, we designed and constructed a new, detached two-bedroom cottage on the site, further diversifying the accommodation offering.
- Complete Roof Replacement: To ensure the long-term integrity and energy efficiency of the entire site, we installed brand new roofs across the existing building and the new cottage.
- High-Specification Interior Finishes: Each of the eight apartments was finished to a high standard, featuring fully fitted, modern kitchens, efficient electric heating systems, durable and stylish tiled floors, and sleek, fully equipped bathrooms. This commitment to quality ensures comfortable and contemporary living spaces for residents.
- Diverse Property Mix: The completed development offers a mix of property types, including three two-bedroom apartments, one one-bedroom unit, and four studio apartments, alongside the separate two-bedroom detached cottage. This variety caters to a wide range of potential tenants and buyers.
- External Landscaping and Amenities: We carried out full landscaping works to enhance the external environment, including the installation of modern porcelain paving for pathways and communal areas, a new car park to provide convenient resident parking, and a purpose-built bin store to ensure practical and aesthetically pleasing waste management.
